is a family-owned and operated vacation rental management company. We are
focused on serving the lodging needs of the visitors to The Big South Fork NRRA,
Pickett State Park, Daniel Boone National Forest and the upper Cumberland
Region. All our vacation rental properties are privately owned. It is our goal
to manage and maintain these properties in such a way as to satisfy the needs of
both the owners and the vacationing guest. We hope that your experiences with
our company, our properties, and this beautiful region bring you satisfaction.

Laurel Fork Rustic Retreat cabins are located at 1364 Oby Blevins Road, Jamestown, TN 38556.
Check in time is 3:00 PM CST. Early check-in must be approved in advance by the reservation office.
Check out time is 11:00 AM CST. Late check-out must be approved in advance by calling 931-879-1112 (If you don't get an answer - you need to vacate the cabin at 11:00 AM CST).
All cabins 2 night minimum, except as follows: 3 Night Minimum for New Years, Martin Luther King, Presidents Day, Memorial Day, July 4th, Thanksgiving and Christmas. SEE CABIN RENTAL PAGE FOR OTHER SPECIFIC MINIMUMS.
Over 4 adults - $20.00 per person/per night. Children under 12 years old - $5.00 per child/per night.
We accept Visa, MasterCard, Discover, American Express, Cashiers Checks and Money Orders.
We do NOT accept personal checks.
Prices are subject to change. However, the price quoted on the day the reservation is booked is the price that will apply to the entire stay.
No Smoking Indoors i.e.; Cabins, Stalls & Barns.
Reservation changes: first change no additional charge. Additional changes require a fee of $ 25.00 per change.
Deposit: 50% of the total reservation amount will be applied to your Visa, Master Card, Discover or American Express at the time your reservation is made. Final payment of balance due is required one (1) month prior to check-in date by credit card, cashiers check or money order. Failure to make final payment in the allotted time may result in cancellation of your reservation.
All cabins are fully furnished.
Many cabins have gas log or wood burning fireplaces (fireplaces are closed May through September). Refer to each individual cabin page for more information.
Firewood for sale in the retreat - stacked on Hidden Lane. No fire starter materials are provided, bring that with you.
All cabins have gas or charcoal grills (charcoal & lighter fluid is not provided).
All cabins have phones, however long distance service is not provided.
Cell phone service is spotty. Please leave your cabin phone number at home with family or friends so they can call you, in case of emergencies, etc.
All cabins are on private 2 to 5 acre wooded lots.
Many cabins have Hot Tubs. Refer to each individual cabin page for more information.
Items you need to bring are food, clothes, additional paper towels, toilet paper, laundry detergent, beach towels (for the hot tub) and maybe a robe.
The closest grocery store is about 15 miles away in Jamestown, TN. We suggest you stop in either Jamestown or Oneida before coming to the cabin.
There are 2 small Mini Marts nearby. One is 4 miles to the east near the west entrance to the park and the other one is 3 miles west going toward Jamestown.
Both Fentress and Scott Counties are dry counties. You can purchase beer and wine only.
Other Costs:
Cleaning fees ranging from $35.00 to $70.00 per stay, Depending on which cabin you are staying in.
State Sales Tax 9.5%
Lodging Tax 5%
Pet Fee's $25.00 per pet, per stay, and is non-refundable.
Horses are $6.00 to $12.00 per night depending on cabin.
Additional charges may apply as specified in the rental
agreement and policies document.
Pets: Pets are allowed in all cabins except Hidden Point, Hang’n
It Up and Scent From Above. $25.00 Non Refundable charge per pet per stay. Pets are limited to 2 per cabin per stay. Pets are required to be in a crate if left alone. PETS ARE NOT ALLOWED ON FURNITURE, Renters are subject to extra
cleaning fees if we find pets have been on furniture. RENTERS ARE REQUIRED TO PROVIDE PET BEDS, Materials from the
cabin are not to be used as pet products. Any damages caused by pet will be charged to renter. Pets are
required to be on a leash in the retreat. Horse Information
Horse stalls are $12.00 per stall per horse/per night. Corrals are for over-flow horses and are $6.00 per horse/per night.
Proof of Coggins test is required, if Coggins test can not be provided at arrival the horse must be removed from the property (per the US Dept of Agriculture).
No Stallions (Stud Horses) allowed, NO EXCEPTIONS.
Horse accommodation fees are non-refundable.
Vacation Rental Policies and Procedures
Procedures for placing a reservation: Deposits for
reservations are 50% of the total reservation amount. We accept Visa, MasterCard, Discover and American
Express. We do not except personal checks.
The person whose credit card was used for the initial
deposit MUST sign the "Rental Agreement" and is the person who will be
responsible for the rental unit. That person MUST be the first to check in,
we cannot allow others access to the cabin without the person who is
responsible for the unit being present. PLEASE plan your arrival time to
assure this. Large groups wishing to split the cost should work that out between
themselves in advance. We WILL NOT accept payment from more than one person.
Upon making a reservation you will receive by email or mail
confirmation and written instructions. PLEASE BRING THAT WITH YOU. It
contains the security gate code to open the gate into the development and
direction to your cabin.
IT IS THE RESPONSIBILITY OF THE PERSON MAKING THE
RESERVATION TO PASS THE GATE CODE AND DIRECTIONS ON TO ALL THOSE WHO WILL BE
OCCUPYING THE UNIT WITH YOU. THERE IS NO ONE AVAILABLE AT ALL TIMES TO ALLOW
YOU TO GAIN ENTRANCE. WITHOUT IT YOU WILL NOT BE ABLE TO GET INTO THE
DEVELOPMENT AND THEREFORE GAIN ACCESS TO YOUR CABIN.
Rates and Maximum Occupancy: Rates are based on the specified occupancy for each individual rental reservation and should not be exceeded. You must provide your reservation staff member with the number of guests, including children, when making your reservation. If you are found having more guests than you registered for you will be asked to vacate the premises and no monies will be refunded.
Cancellation Policy: If you
must cancel your reservation please contact the office immediately.
Cancellations, switching of properties and date changes all invoke the
cancellation policy. Cancellation notifications received more than 2 months
prior to check-in date will be refunded the deposit amount minus a $50.00
processing fee. Cancellation notifications received 1 to 2 months prior to
check-in date may reschedule within 3 months and the deposit amount can be
applied. If not rescheduled, the deposit amount will be forfeited.
Cancellation notifications received less than 1 month prior to check-in
date; no monies will refunded however reservation may be rescheduled ONE
TIME ONLY within 3 months at the same cabin. Number of nights booked cannot
be reduced after reservation is made.
Changing of cabins: Switching from one cabin to another
cabin invokes the cancellation policy for the cabin originally booked.
Changes to reservation: We will make one change per
reservation without a charge. All others will be charged $25.00 for each
time a change or changes are made. Changes are defined as but not limited to
the following; adding or deleting extra people, changing of dates, adding or deleting pets and changing
from one form of payment to another. We URGE you to make sure that all
information concerning your reservation is accurate before finalizing it and
avoid the necessity of making changes.
Changes of 6 Barn/Stalls and Portable Corals reservation:
Horse fees are non refundable. You will be charged for the number of stalls
you originally reserve. Adding more horses is considered a change to a
reservation
Damage Deposits: All reservations require authorization to
charge for damages beyond normal wear and tear that occur during your stay
up to $350.00. Damage amounts above this will involve notification of the
individual cabin owner so they may pursue additional actions. The person in
whose name the cabin is reserved will be held responsible for all occupants
complying with rental policies, procedures and restrictions.
Age Requirements: In order to rent properties, you must be
18 or older. Proof of age may be required upon arrival.
Horse stalls are $12.00 per stall per horse/per night.
Corrals are for over-flow horses and are $6.00 per horse/per night. If coggins test can not be provided at arrival the
horse must be removed from the property (per the US Dept of Agriculture). No
Stallions (Stud Horses) allowed, NO EXCEPTIONS. Items included with
barn/stall rentals include water, electricity, manure fork, shovel, rake,
and wheel barrel. Visitors are required to provide their own feed,
feeding/watering buckets, bedding and lock if preferred. Also visitors must
clean the stall and or stalls upon departure. In order to keep the facility
clean, well maintained and keep prices low, a $15.00 fee per stall will be
charged if not cleaned upon departure.
Check-in Procedures: Check in time is 3:00 PM CST.
Early check-in must be approved in advance by the reservation office. In the rare event additional cleaning is
required from the previous tenant; the maids reserve the right to occupy the
unit until it is cleaned and ready for your check-in. The person whose name
is on the reservation must be present in order to check-in. This person
should be the first to arrive. We cannot check-in other members of the group
without the person whose name is on the reservation being present. Please
plan ahead so that members of your group are not inconvenienced. Be sure you
bring your confirmation information with you. It contains the code to get
you into the development and the name and phone number of the cabin you
rented.
Check-out Procedures: Check out time is 11:00 AM CST. Late
check-out must be approved in advance by calling 931-879-1112 (If you
don't get an answer - you need to vacate the cabin at 11:00 AM CST). When checking out, it is the tenant's
responsibility to remove all trash from the premises. We provide a dumpster
located just outside the entrance gate. Clean dirty dishes (either by hand
washing or by placing in the dishwasher and turning on prior to departure),
wash & dry one load of towels, strip all beds and leave the sheets in front
of the washer & dryer area, and leave property keys on the dining room
table. Guest is required to report to the office 931-879-1112 losses of
keys. A charge of $5.00 will be assessed per key if loss is reported. Guest
who lose keys and do not report loss to office will be charged $100.00. You
are also responsible to thoroughly secure the premises including all windows
and doors. Please do not turn off the heating and air at any time.
Property care: As a vacationing tenant you are considered a
paying guest of the owner of the property that you have rented. Please
respect the owner by caring for his or her home, its furnishings, private
owner closets and grounds as if they were your own. Please do not rearrange
the furniture or other home articles. If, however, you find it necessary to
move something, please move it back before you leave. If you or someone in
your party makes a mess, please see that it is cleaned up. In General, you
are expected to take proper care of the property while enjoying the use of
it.
Hot tubs and BBQ Grills: Use Hot Tub at your own risk! If your property includes a hot tub, special instructions for its use apply. Failure to abide by these rules will result in charges to your damage deposit. Please do not turn off or unplug the hot tub. All hot tubs are serviced before arrival of each new guest. Unless specified by management, please do not add anything to the water including soaps, bath oils, etc. Do not use body oils, lotions, creams, etc. in the hot tub. Remove all oils and lotions BEFORE using the hot tub. Take special care in removing the cover, and leave the cover on when not in use to enable the tub to heat properly. Make sure the cover is secure before leaving the tub as high winds may blow the cover off. Persons with a communicable disease should not enter the hot tub. All persons using the hot tub should shower before using the tub. Persons with bacteria on their skin will cause other users to become infected.
Neither the Property Owner nor the Rental Agent shall be responsible for sickness or injury resulting from using the hot tub. If your property includes a BBQ grill and you use it, it is your responsibility to clean the cooking grate and exterior surfaces. If your property includes a gas grill and you use it, then you are responsible for cleaning the cooking grate, exterior surfaces and turning off the propane gas at the tank. If applicable, both the hot tub and the grill will be checked upon your departure, and any damages or extra cleaning will be charged to your damage deposit.
Construction: We do not control the building that is going
on in our area. There is a chance that your rental property could be located
in an area of construction. If this happens, we do not offer any type of
refund or adjustment. Again, construction is something that is totally out
of our control. There may be no construction near the property you rented,
at the time you placed your reservation, and soon as you arrive construction
may be started or underway. Again, we have no control over this matter.
Inclement Weather Policy: Please ensure you are prepared for
possible weather and road conditions as we do not refund rental fees due to
weather or early departure. When preparing for a stay during the winter
months, you should pack as if you are going camping. Please bring along
flashlights, drinking water, warm clothes (in the event of a power outage)
and a cooler for storing food. Our properties are equipped with grills so
you can cook food in the event of a power outage. Bringing non-perishable
items is also a good idea. The areas weather is very unpredictable starting
late November through April. Being prepared can mean the difference between
a miserable stay, or an enjoyable stay. It is your responsibility to come
prepared to drive under hazardous road conditions. There will be no refunds,
allowances, or date changes resulting from these matters, please do not ask.
Fireplaces: Fireplaces are closed May through September.
Equipment Repairs / Mechanical Failures: All of our cabins
are individually owned. We do our best to ensure that all appliances,
heating and air, plumbing, hot tubs and Jacuzzis, etc. are working properly.
However, occasionally we do have breakdowns and equipment malfunctions. In
the event that this should occur during your stay, we will do our best to
get the problem fixed during your stay. Nonetheless, we do not offer any
sort of compensation for equipment failure/malfunction/satellite or cable
malfunctions.
Power Outages: Sometimes remote areas experience power
outages. If you are staying in a cabin when the power goes out please do not
call the office as we have no control over these outages. As you are aware
the office is located near the cabins and will report all outages to the
proper agencies. Laurel Fork Rustic Retreat does not refund or compensate
for power outages or other acts of nature.
Items left: The Agent and the Owner are not responsible for any items left behind in a rental property. Please make every effort to gather together all personal articles, movie rentals, cell phone chargers or other items prior to your departure.
Owner’s closets or locked areas: Any locked closets or drawers are reserved for storage of the Owner's private property.
They are absolutely not included in the property rental.
Entry: Occasionally, it may be necessary for us to enter the property during reasonable hours for any purpose connected with repair, care, or management of the property.
Property provisions: All properties are set up for light housekeeping and include towels and linens. We also provide a starter set of toilet paper, bath soap, shampoo, dishwashing soap, trash bags, laundry detergent and paper towels. Laundry detergent provided is for the cabin linens only. Additional needs beyond the starter set are the responsibility of the renter.
Smoking: Smoking is not permitted inside any cabin, barn, or stables.
Pets: Pet-friendly properties accept pets with prior
approval only and are subject to a non-refundable pet fee. Unless
specifically permitted in the Rental Agreement, no pets shall be allowed on
the premises. Tenant's breach of this provision shall be considered material
and shall result in the termination of the tenancy. There will be a minimum
$100 fine imposed if evidence of a pet is found after your stay. Pets are
limited to 2 per cabin per stay. Pets are required to be in a crate if left
alone. Pets are not allowed on furniture. Renters are subject to extra
cleaning fees if we find pets have been on furniture. Renters are required
to provide pet beds. Materials from the cabin are not to be used as pet
products. Any damages caused by pet will be charged to renter. Pets are
required to be on a leash in the retreat.
Telephone Service: All cabins have phones, however long
distance service is not provided. It is your responsibility to give the
cabin telephone number to your family members prior to arrival. The cabin
telephone number is provided on your rental confirmation that you receive by
email or mail.
All rates/prices are subject to change. However, a price quoted at the time a reservation is made is what will apply.
